Job DescriptionOur client, a prestigious real estate development firm, is seeking an experienced Testing & Commissioning Manager to oversee and manage the full commissioning lifecycle of a luxury hotel project. This is a client-side role, responsible for ensuring that all building systems are tested, commissioned, and handed over in accordance with international standards, local regulations, and operator expectations.Key ResponsibilitiesCommissioning Strategy & PlanningDevelop and execute the project’s commissioning strategy aligned with brand and operator standards.Create detailed commissioning schedules, resource plans, and milestone trackers.Coordination & SupervisionManage T&C activities across all systems, including:MEPHVACBMS & ELVLife safety systemsLifts/ElevatorsPools, spas, and kitchensEnsure full interoperability and integration across systems, with emphasis on energy efficiency and safety.Stakeholder ManagementServe as the client’s technical representative for T&C, coordinating with consultants, contractors, subcontractors, and the hotel operator.Lead technical workshops and commissioning progress meetings.Technical ComplianceReview and approve method statements, inspection test plans (ITPs), testing scripts, and handover documentation.Ensure all works comply with ASHRAE, NFPA, local UAE regulations, and hotel operator requirements.Testing & ValidationWitness and verify system testing and commissioning.Oversee Integrated Systems Testing (IST) and ensure functionality under normal, emergency, and fail-safe modes.Documentation & HandoverMonitor snags and deficiencies; ensure timely resolution and proper documentation.Validate O&M manuals, as-built drawings, and compliance certificates prior to handover.Training & Post-Opening SupportCoordinate training sessions for the hotel’s operations and engineering teams.Provide post-opening support, including seasonal commissioning and assistance during the defects liability period (DLP).
RequirementsBachelor’s degree in Mechanical, Electrical, or Building Services Engineering.Minimum 10 years of experience, with at least 5 years in a T&C management role for high-end hospitality or mixed-use developments.Previous client-side experience or exposure to international hotel operators is essential.Solid knowledge of commissioning best practices, local codes, and luxury brand standards.Excellent leadership, coordination, and communication skills.Preferred NationalitiesSaudi NationalsEuropean or Australian professionalsSalary & BenefitsAttractive salary packageOpportunity to work on a landmark luxury hospitality projectInternational, client-side working environment
